Is Seneca Dunes, Mantoloking, a Private Beach?

We are looking a vacation home in Mantoloking Shores. The beach access has a sign that says "Seneca Dunes" Is this a private beach for homeowners? To the south there was a beach with a parking lot in front. I think it was Brick beach. Is that a public beach?

Seneca Dunes in South Mantoloking is a private beach for residents only. However, Brick Beach is a public beach though beach badges are required.
Best of luck on your vacation home,
Frank Dalotto
